Q2. WHO ARE THE OWNERS/ DEVELOPERS OF PEACH COURT MOWE? 

A. PWAN-PRIME INVESTMENTS AND PROPERTIES LTD, a Leading Real Estate Company and player in the Real Estate sector of the economy with  offices in Ilupeju, Lagos State. 

Q3. WHAT TYPE OF TITLE DOES PEACH COURT, MOWE HAS ON THE LAND? 

A. Registered Survey Plan and Deed of Assignment.

Q4. ARE THERE ANY ENCUMBRANCES ON THE LAND? 

A. The land is free from every known government acquisition or interest and adverse claims. 

Q5. WHAT IS THE PAYMENT STRUCTURE? 

(a) Outright Payment is N2,500,000 for 600SQM and N1,875,000 for 450SQM. 

(b) 6 Months Installment Payment (600 SQM): N2,750,000 initial deposit of N550,000 and spread balance in 12 months

(c) 12 Months Installment Payment (600 SQM): N2,875,000 initial deposit of N575,000 and spread balance in 12 months.

(d) 6 Months Installment Payment (450 SQM): N2,062,500 initial deposit of N412,500 and spread balance in 6 months.

(e) 12 Months Installment Payment (450 SQM): N2,156,250 initial deposit of N431,250 and spread balance in 12 months.

(f) Commercial plots Attract an additional 10% of land cost.

(g) Corner piece plots Attract an additional 10% of land cost.

(h) Change/Correction of Name(s) attract N10,000 charges (Subject to review).

(i) Transfer of Ownership attract 10% of land cost.

(j) N.B: – Non-payment of the monthly instalments as at when due shall be treated as a fundamental breach of the contract which could result in termination or revocation of the contract/OR attract N10,000 default charge of the monthly instalment payment. 

(k) N.B: For Three Months Outright Payment Plan or any Outright Payment Plan, any default in payment as at when due shall also be treated as a fundamental breach of contract and would result in automatic reversal to a 12 months payment plan.

Q7. WHEN DO I GET MY ALLOCATION AFTER PAYMENT?

A. We give instant plot reservations.

Q8. IS THE ROAD TO THE ESTATE MOTORABLE? 

A. Yes, the road to the estate is motorable. 

Q9. WHAT OTHER PAYMENTS DO I MAKE APART FROM THE PAYMENT FOR THE LAND? 

(a) Deed of Assignment Fee: N150,000 only per plot (subject to review). 

(b) Survey plan Fee: N150,000 only per plot (subject to review) Survey plan with Company’s name attract double charges.

(c) Development Fee: To be communicated later. (This covers the cost of electricity, Estate Perimeter Fencing, Estate Gate House and Beautification of Estate).

(d) Corner Plot demarcation: N50,000 only per plot (Subject to review).

Please note: The development fees will be based on current market value and will be subject to change at any time to reflect the prevailing market price.

(e)Infrastructure Levy: The infrastructural development of the estate which covers the cost of Internal road construction, drainage construction, water treatment plant, CCTV, sewage system and other estate facilities will be communicated at a later date. 

Please note: The delivery period for infrastructural development to be carried out by PWAN-Prime is to be done within Two (2) years from the date of the launch of the estate.

Q10. WHEN DO I MAKE THE OTHER PAYMENTS? 

A. (i) Survey Plan, Plot Demarcation fee and Deed of Assignment payment should be made before physical allocation.

However, your Survey Plan and Deed of Assignment will not be prepared until we see development on your plot. Please note: Clients are expected to carry out the development of their plot within 6 Months after completing payment for the property (The fencing of your plot is also recognized as part of development).

Q11. WHAT DO I GET AFTER THE INITIAL DEPOSIT? 

A. Starters pack comprising a letter of acknowledgement of subscription/plot reservation notification, and receipts of payment. 

Q12. WHAT DO I GET AFTER COMPLETING PAYMENT FOR THE LAND? 

A. (a) Completion Payment Receipt, Contract of Sales & Payment Notification Letter (a) Deed of Assignment & Survey Plan within 3 months after payment is done. 

Q13. CAN I START CONSTRUCTION OR BUILDING ON THE LAND NOW? 

A. Yes you are expected to commence development on your plot within 6 months after Physical Allocation (Please note that the fencing of your plot is also recognized as part of development)

Q14. IS THERE ANY TIME LIMIT TO COMMENCE WORK ON MY LAND AFTER ALLOCATION? 

A. No. 

Q15. IS THERE ANY RESTRICTION REGARDING THE TYPE OF BUILDING I CAN CONSTRUCT IN THE ESTATE? 

A. Yes. The estate layout is in sections and you are limited to building houses in each section based on designated use or plan for that section (Commercial or Residential) i.e. Bungalow, Block of Flats, detached houses (duplex). Note “Face-me-I –Face – you” (Tenement Building) and high-rise houses will not be permitted. All building designs must conform to the required setback of building control of the estate and such design would be approved by the company and with OSG afterwards. 

B. PWAN-PRIME is the Estate Manager across all our estates. Therefore, clients are subjected to the rules and regulations of PWAN-PRIME.

Q16. CAN I RE-SELL MY PLOT/PROPERTY? 

A. Yes, a subscriber who has paid up on their land can re-sell their plot(s). PWAN-PRIME would require the seller to furnish the company with details of the buyer.

B. A Charge of 10% of the current selling price of the Land (Covering Transfer Documentation Fee shall be paid to the Company by the buyer).

Q17. CAN I PAY CASH TO YOUR AGENT? 

A. We strongly advise that cash payments should ONLY be made to PWAN-PRIME LTD at its designated offices. Otherwise, cheque(s) should be issued in favour of PWAN-PRIME INVESTMENTS AND PROPERTIES LTD. We shall not accept any responsibility for any liability that may arise as a result of a deviation from the above instruction. 

Q18. Is PWAN-PRIME LTD AML/CFT compliant? 

A. Yes 

Q19. WHAT HAPPENS IF I CAN NOT CONTINUE WITH MY PAYMENT? CAN I REQUEST FOR A REFUND? 

A. Yes, you can apply for a refund only if you have not been allocated your plot(s).

However, the refund can only be requested within 60 days of Purchase and the refund policy will apply as stated in Q19 (b) below.

B. In the event of a Refund, you are required to give the Company ninety (90) days’ notice to process your refund request and a further sixty (60) days if the process isn’t completed after the first 90 days. The refund shall be processed and paid less than 40% (Administrative, Logistics & 
Agency Fees). 

C. You cannot request a refund once allocation has been done.
